Pre Slab Inspection

Our pre slab inspections include commenting on all the structural and visual aspects of your slab that do not comply with the Australian Standards, supplied working drawings, Engineering, or are not constructed in an adequate workmanship manner.

We feel that out of all inspections, this stage and the frame stage are the most important as they both hold together the structural components of the house. If these elements are compromised then the integrity becomes questionable. The emailed report will cover this, but it is not limited to checking site condition, site preparation, waterproof membrane, piers, steel, formwork and workmanship.

Once your inspection has been carried out, a full report will be emailed to you outlining any problems we may have found as well as why it does not comply.

Frame Inspection

In a frame inspection we check for any items that could compromise the integrity of the structure. We also review items that have not been constructed in accordance to the engineering, stamped working drawings supplied, or items that show signs of poor workmanship.

We take this stage very seriously as the foundation and frame stages are the most important. If these stages are not done correctly, the rest of the construction will suffer.

Once your inspection has been carried out, a full report will be emailed to you outlining any problems we may have found along with why it does not comply.

Pre Plaster Inspection

Although a pre plaster stage is not a mandatory inspection stage for a building surveyor, we prefer to have the opportunity to reinspect previous defects found at the frame inspection. If no frame inspection was done, it gives us time to pick up on defects that may require attention before wall coverings are put into place. This stage also gives us a chance to comment on the exterior cladding, gutters, windows and roofing so that if defects are found, your trades workers or builders will have enough time to do the repairs without any delays at the final stage.

Waterproofing Inspection

A waterproofing inspection is really important if the new house has tiled balconies, shower bases or retaining walls. In this inspection we are looking for poorly or wrongly applied membranes that don’t comply with the current standards and have the potential of leaking. Once these areas are tiled and begin to leak it becomes a tedious repair job, so it’s a lot easier if the problem is observed beforehand.

We recommend you keep in mind that there are a lot of floor and wall tilers carrying out membrane work unlicensed and uninsured

Fixing Inspection

This inspection gives us the opportunity to check all internal surfaces including architraves, skirting, doors and cupboards prior to painting, and tiling and floor coverings.

This inspection is useful in making sure there is no damage to cabinetry, bench tops, plaster, doors, or woodwork prior to the other trade workers moving in. Our process makes it easier to uncover who is at fault for the damage. This way there are no cover ups, and any defects found allows the builder plenty of time to rectify it without delaying handover.

Final Inspection

This stage is the practical completion stage where the builder feels the house is almost completed and is fit for occupancy. We check over all surfaces, internal and external, including site conditions such as fencing, driveways and drainage and report on any items we find that do not comply with the Australian Standards as well as the Guide to Standards & Tolerances 2015.
